The Watermark is an owner-occupied and speculative office building. Due to the small urban site, the building is set above the parking and the slope of the site allowed for the main entrance to be on-grade. Three sides of the building are clad floor to ceiling in glass to allow unobstructed views of a new urban greenway and downtown Charlotte.

Small openings and panels of varying shades of stucco are used on the west side to protect from evening sun and to create a scale more appropriate to the residential small business neighborhood. The south and east facing glass is protected using inexpensive aluminum bar grating sunshades. The interior is designed to allow the structure to be exposed, and was painted to avoid the need for drop ceilings in the tenant up-fits.
